How to choose a Cabo villa: the concierge checklist

Villa listings are designed to be chosen from photos. The infinity pool at golden hour, the palapa, the long table set for twelve. What the photos are engineered not to show you is everything that decides whether the week actually works. After six-plus years on the ground in Los Cabos — and managing villas for clients through The Baja Concierge — these are the questions we ask before recommending any property. 1. Who is staffing it — and when?

"Fully staffed" can mean a dedicated chef, housekeeper, and houseman on site daily, or it can mean a cleaner who visits twice a week. Ask for the actual staffing schedule in writing. A villa week rises or falls on the people working it.

2. Is the chef included, or just the kitchen?

Many "chef-included" rates cover the chef's service but not groceries, and some cover breakfast and lunch but treat dinner as an event at an additional rate. None of that is a problem — unless you find out on day one.

3. Where is it, really?

"Minutes from downtown Cabo San Lucas" covers a lot of coastline. The corridor between Cabo San Lucas and San José del Cabo behaves like three different destinations: walkable-to-town, drive-to-everything, and genuinely remote. Each is right for a different group — decide which trip you're taking before you fall for a photo.

4. Can you actually swim at the beach?

Much of the Los Cabos coastline is not swimmable — beautiful to look at, dangerous to enter. If a swimmable beach matters to your group, that single question should eliminate half the list before price even comes up.

5. Does the layout match the group?

Bedroom count tells you almost nothing. Are the bedrooms equal, or is there one primary suite and five afterthoughts (a problem for a group of couples)? Are any rooms detached from the main house (a gift for families with early risers, a problem for security-minded guests)? Is there one gathering space big enough for everyone at once?

6. What does "sleeps 12" mean after dark?

Sofa beds and dens count in listings. For a bachelorette or milestone group paying real money, everyone gets a real bed — confirm the actual bed inventory, not the sleeps number.

7. Who answers the phone mid-stay?

When the water heater quits or a reservation evaporates, is there a local manager who picks up at 9pm — or an email address that replies in a business day? This is the difference between a hiccup and a ruined night, and it's the question owners answer most honestly.

8. What's the transportation plan?

Some villas genuinely need a driver on call; some are fine with a couple of rideshares a day; a few let you walk to dinner. Decide before you book, because "we'll figure it out there" reliably becomes an hour of your morning, every morning.

9. What do the event rules say?

If there's any chance your group becomes a celebration — a birthday dinner that grows, a DJ, a photographer — read the event policy first. Villas differ wildly on guest counts, noise cutoffs, vendor access, and event fees, and the conversation is much better had before the deposit.

10. Who has actually stood in it?

Every question above can be answered from a desk — slowly, and with some guesswork. Or it can be answered by someone who has stood in the villa, cooked with the chef, and called the manager at 9pm. That's the entire argument for booking Cabo through people who work there.
